Guaranteed Rent is a service where we agree to pay you a fixed monthly rent for your property, regardless of whether it is occupied. This removes the uncertainty of void periods and missed payments.

Yes. Once the agreement is in place, your rent is paid consistently for the full contract term, even during vacant periods.

We offer a full management service including day to day maintenance with costs covered by Homes for People including some appliance replacement where required. To see what is and isn’t covered please look at the next FAQ.

Appliance replacement/repair to an equivalent standard, including:

  • Washers & Dryers
  • Dishwashers
  • Microwaves
  • Ovens & Hobs
  • Extractor Fans
  • Fridges and freezers

Furnishings replacement/repair to an equivalent standard, including:

  • Mattresses
  • Beds
  • Sofas
  • Wardrobes
  • Bedside Tables
  • Chest of Drawers
  • Mirrors

Minor electrical works:

  • Socket and switch repairs
  • Bathroom extractor fan replacement

Minor plumbing works:

  • Tap replacement (To an equivalent standard)
  • Waste replacement
  • All toilet repairs
  • Shower screen repairs
  • Unblocking of sinks where necessary
  • Bathroom cabinet replacement (to an equivalent standard)
  • Shower and bath sealing of trays and baths
  • All boiler repairs up to a maximum of £400

Garden Maintenance:

  • Pre and post tenancy garden clearance

Cleaning:

  • Pre and post tenancy cleaning

Certification included:

  • Annual Gas Safe Certificate
  • Annual Electrical Certificate
  • EPC if required
  • HMO Licence Application Fees (The application process would be covered and completed by Homes for People but not the fees charged by the council)
  • Anything related to the fabric of the building such as roof, walls, windows etc.
  • Boiler replacement
  • Any work that fails an Electrical or Gas Certification inspection
  • Issues related to mains water supply
  • Any work required to bring the property up to standard in terms of MEES (Minimum Energy Efficiency Standards)
