How Our Property Management Service Works:
Our process is designed to remove the daily pressures of managing a rental property, from the thorough vetting of potential tenants, to setting up a tenancy the right way from the very beginning. We manage the day to day issues that occur by reacting quickly to any ongoing maintenance issues keeping you, the landlord, fully informed every step of the way.
We start by advertising your property in all the right places, searching for tenants that are reliable and will look after your investment property. We conduct viewings and get a feel for potential tenants. References are taken and ‘Right to Rent’ checks, as well as credit checks, are carried out to ensure tenant affordability and suitability.
We check your new tenants into your property carrying out a full, detailed inventory that will ensure that any damage to your property is minimised and can be claimed back via the tenant’s fully protected deposit. We take meter readings and furnish your tenants with all necessary compliance certificates and paperwork.
We inspect properties regularly during a tenancy and offer a dedicated WhatsApp channel for tenants to report any maintenance issues that may occur. Our team of tradespeople are on hand to assist every step of the way to resolve any problems and we keep you updated throughout. We are always on hand to deal with any questions you may have.
We carry out a final inventory of the property to ensure any damage is covered by the tenant’s fully protected deposit . We will take meter readings and collect keys ready for your next tenants to move in. A completely seamless service from start to finish.

How do Homes for People differ from other agents?
We are a small company and that means we are able to offer a uniquely personalised approach to tenancies. Communication is key in our opinion and with our hands on approach we are able to keep landlords and tenants equally well informed regarding any and all issues throughout a tenancy. We keep tenants happy as a result and are they likely to stay in your home longer than they would with agents that are slow to react to problems and don’t communicate effectively.
How do Homes for People deal with any repairs that are required?
Our dedicated team of trusted tradespeople are quick to react to any issues and keep tenants and landlords fully informed regarding timescales and costs of repairs and maintenance visits. We offer flexibility and fit in with times that are convenient for tenants via communication through our
dedicated WhatsApp channel.
How much does the management service cost?
Our one price ‘Property Management’ service comes in at 9% of your monthly rent plus a 1 month tenancy set up fee for finding new tenants amounting to 1 month of the rent you achieve.
What is included in the management service?
This service includes:
- Finding your tenants including:
- Advertising your property on key property platforms.
- Credit checking tenants.
- Acquiring guarantor signatures where applicable.
- Carrying out all ‘Right to Rent Checks’.
Starting the tenancy:
- Furnishing tenants with all necessary proscribed information at the start of a tenancy to ensure you are compliant, including all technical certification and the’ How to Rent Guide’.
- A full in depth inventory of the condition of the property prior to rental so as to ensure your property is returned in the same condition as it was let out at the start of the tenancy.
- All meter reading checks.
- Full protection of the tenant deposit via deposit protection insurance.
- A full report of this process sent to the landlord once the tenancy begins.
During the tenancy:
- A full maintenance service with emergency numbers for tenants to contact us in case of issues at your property.
- Up to 3 in-house and external quotes for any repairs that may be necessary to your property so you can choose what best works for you.
- 3 x monthly inspections of your property with a report so you can see how the tenancy is going and tenants can be reminded of their obligations as per the tenancy agreement.
- Reminders of Certification expiry so that you can remain compliant.
End of tenancy:
- A full damage inspection and check out of the existing tenants.
- Liaising with landlord and tenants in relation to the return of deposit.
- All meter reading checks.
- End of tenancy report to be sent to the landlord.
Total cost of above 9% of rent flat monthly fee.
One month of total rent to find a place your tenants.
Do Homes for People help landlords to be compliant?
Yes. We support you to ensure you have all the right documentation in place to comply with current UK Rental Standards. We are fully abreast of the new government Rental Reforms due to come into force in May 2026 and we are committed to ensuring landlords are fully compliant with all the new rules and regulations that the Act will demand.
Can Homes for People help me to acquire a HMO licence if required?
Yes! We can help you with HMO licence applications through our dedicated consultancy service and will make sure that you are fully licensed where applicable. We can assist with floor plans, EPCs, certification for gas and electricity and we can even help with any upgrades you may need to your property with fire door installation, interlinked smoke alarms and any other requirements your local council demand.
